That looks well.
I need to re-watch this as only seen it once years ago and remember not enjoying it.

You can, but it will likely be up on Amazon eventually. MVD is the company Arrow uses for distributing their titles in the US.

Brand new 4K restoration from the original camera negatives produced by Arrow Films exclusively for this release...

Should we assume that "this release" means the January 9, 2017 release et al?

Yes, this appears to be the same release, just without some of the bells and whistles from the box set Arrow already released.

I wonder if this will include both the Director's Cut and the Theatrical Cut. I have the current set, and I don't really care for all of the bells & whistles (as nice as they are). If this steelbook contains both Blu-rays I'll likely sell off my current set and pick this up. This would also be friendlier to my already-pressed-for-room storage space.

Looks like it's just the Theatrical cut.

I've been waiting for a steelbook for this forever. But no director's cut? WHY.

"Audio commentary by writer-director Richard Kelly and actor Jake Gyllenhaal on the Theatrical Cut
Audio commentary by Kelly, producer Sean McKittrick and actors Drew Barrymore, Jena Malone, Beth Grant, Mary McDonnell, Holmes Osborne, Katharine Ross and James Duval on the Theatrical Cut"

I think the bullet points of the extras in the OP are stating that BOTH cuts are included, its just that the commentary from the director and various actors is limited to just the Theatrical Cut. Why else would the distinguish between they two?

Because those bullet points were lifted directly from the list of extras from a set that also included the Director's cut. The link in the op shows the release to be 1-disc, and omits listing the commentary for the Director's cut, and several extras

This is a release with Both cuts Included. Bold highlights the mention of both cuts, red indicates stuff found on the Director's Cut disc, and not listed for the Steelbook.

$40? No thanks maybe when this drops to $20. Great movie that I would like to have in my collection but that's a little high

Obviously. Just a little shocked at how high the original listing is. It has a good way to go.
