It has 2 UHD discs (Directors cut and Theatrical versions), and then a BD disc of extras. It loses the rest of the discs that were included in the big box (BDs of the theatrical and directors cut, as well as the open matte BD) and doesn’t include the book and rest of the tat that was also included in the big box.

Well, almost right.
There are two steelbooks, one is with 3 BluRays (Director's Cut, Theatrical, Bonus) and one with 2x UHD (Director's Cut, Theatrical) and 1x BluRay (Bonus).
So if you get the UHD steelbook, you won't get the main feature on BluRay.
And yes, both steelbooks drop the extra BD with the open matte version of the DC.
my big box is still sealed but I will keep that one and skip this obviously
Why are you keeping it sealed, don't you want to watch it?
With the state of discs these days it's a bad idea to leave anything sealed. Mine had half the discs filthy with fingerprints and nasty scratches all over one of the UHDs. Turbine were kind enough to replace the UHD of course (and the box too, as that had a corner crushed) so I can't praise them highly enough, but the principle still holds, I never leave anything sealed any more.

I'm quite bad for leaving things sealed....I've always been in the mindset that I'll unseal it when I watch it.
acording to dvdcompare the making of the frighteners is 225 minutes not 270 minutes.
On the Universal Blu-rays (which I don't own), it runs exactly 3:45:54, or 225:54.
EDIT: I mis-remembered. From our site review of the Universal US Blu-ray, part of the documentary was encoded separately. Taken together, both parts run 271:33.
Here is the scan from the disc sold in Eastern Europe, courtesy of poral.eu. If anyone has the Turbine edition, I would be interested to see the scan of the documentary from their release.

The Turbine version is 4:29:22, so 269 minutes. It's also upscaled to FullHD.

The documentary is preceded by a new introduction by Jackson taped in 2005, which is framed at 1.78:1 and enhanced for 16:9.
Storyboarding (SD; 1.33:1; 45:39): If you have ever read that the "Making of" documentary on the laserdisc was four and a half hours, don't worry; nothing has been lost. For whatever reason, the remaining 45 minutes has been broken out and presented separately here. As Jackson explains in his introduction, he always found it frustrating as a laserdisc viewer to be forced to keep hitting a button to view each new storyboard. So this extra organizes the sketches into a slide show; the viewer just has to watch.
So taken together, the whole thing is 3:45:54 + 0:45:39, which equals 4:31:33 or 271:33.

It looks like the 4K is now available again at Turbine-Shop. I just ordered a copy, which I plan to replace the big-box limited edition I previously purchased.

alright I just unsealed it and luckily the discs are in excellent condition.
