After a year it's finally done. The construction was not the issue (new drop ceiling and LED lights and paint), just the saving for the HT items. That's OK though because it was worth it.

If anyone is interested the speaker stands are Monoprice Monolith. I filled the 4 square tubes with sand and they weigh about 40 lbs. now. Very stable. Wires were run under the carpet and into the column ant then to the front through the ceiling.
The poster frames are from fastchangframes.com. They cost me $69.99 each since it's the maker of the frames and not a supplier. They go for well over $100 each from a dealer. You can change out a poster in just a minute.
