Default XBOX One X/One S/Series X - How to deal with 4K and separating audio?

Going to try to keep this simple, bear with me -

1) I have an XBOX One S currently (about to upgrade to Series X) that is hooked up to a 4K TV via HDMI. With this connection, when the system does its "4K checks", I pass with flying colors (all show as green).

2) Since I have a standard HD receiver (Sony model circa 2012), I use Optical to get sound over. This is not the ideal solution (as optical doesn't carry newer codecs) but it has been serviceable.

3) Now that I am upgrading to a Series X, which does not have optical, this is no longer an option for me so I need to somehow split the HDMI Out so I can send the sound to my receiver.

Since I clearly need to take care of this before my Series X comes, or I'll have no choice but to use...blech...TV audio...I have tried to get everything set up in advance. My only other alternative is to use the Optical Out on my TV, but the reason I don't use that to begin with is because of the dreaded audio delay issues that happen with certain XBOX set-ups and I have no reason to believe the Series X will be any different.

I thought I found a decent box on Amazon that would split the HDMI like I need (https://www.amazon.com/gp/product/B07P5W7BQ3/).

Unfortunately, as soon as I got it between the One S and the TV, I lost about half the available 4K options (including HDR, though Dolby Vision was somehow fine), but most importantly, it didn't qualify for 4K games, which I presume will be the same once I hook up an Series X.

I know the "easy" answer is to upgrade my receiver, but given I'm already buying the Series X, it just isn't in the cards - especially because when I do upgrade, I'll be upgrading to one with multi-monitor support, and those are just too spendy at the moment, and I want to wait until I can get what I really want vs. a cheaper in-between.

I'm hoping someone out there has already had to deal with this problem with a One X or One S can recommend a solution, or perhaps send me in the right direction.
