Being in NYC most of my life, I can say that a lot of landlords are not just chasing money and trying to take as much as they can from tenants. In NYC, as the value of properties go up and as people spend more for property, property taxes go up. So does insurance and utilities. Maintenance costs go up, too. That's all on the landlord.

Not to say there are no bad landlords. Some are just awful and are doing exactly that: charging as much as they can for rent and ignoring problems in their buildings.

Just wanted to add my two cents on that.

I wonder how long or how many tries will it take to beat scarecrow and then Folklore would be done. it varies greatly how far I seem to make it once was really close to beating him and other times barely a scratch from the start.

I know I could have (and probably should have) moved to another seat, but why someone purchased a seat directly next to a stranger ("me") at this morning's 'Shang-Chi' really bugged me, and of course he was stuffing his face with popcorn ... ugh...

This soda after toothpaste taste is worse than I imagined. Actually, it doesn't really taste bad but the not being able to taste the soda is worse than I expected.

Wonder if I restart and play Eternal Darkness or try to play Majin and the Forsaken Kingdom. I don't know what mood I'm in after beating Folklore that I've been dying to play since it has been in storage for over 3 years like the other games. there is also many others and systems like another on PS3 ni no kuni wrath of the white witch or panzer dragoon on saturn.

Appraised for $150,000
Selling for $80,000

If it's been on the MLS for that long it should be pulled off and then relisted as your listing will look stale. If it appraised for $150K you may be scaring away buyers by listing it for only $80k as they might think something is drastically wrong with the property given that big of a price difference. I'd also consider getting a new realtor.

I had about ten showings. One put in an offer of $70,000 I said lowest I can do was $75,000 and they declined.

I have a contract until mid-December, so I can't get another realtor.

I put it low because I need something smaller and for where I am, $150,000 is too much. I got it for $57,000. I just need enough to get a place I found in the mountains. I want to be away from civilization.

Also, I had a bunch of work done to the house since I bought it.
Gutted the rooms and put in insulation (none existed.) Rebuilt the front porch. It was rotten out and not braced or had supports.

What's the average market price for your area then? What you initially paid for it is irrelevant, but I'm surprised it would appraise for $150K if the area doesn't support that price unless your home is far from representative of your neighborhood.

Are you lowballing yourself because you want it sold? If it's below market value, try raising the price to where it should be and you might get better offers. Buyers have price ranges they look in so you could be inadvertantly losing those potential buyers. What was your realtor's take on the price? At a minimum it sounds like they need to refresh the (create a new) MLS listing.

Most of the houses around here are dead or falling apart. I got lucky with the one I got.

oh I loved it!

although later that evening went over to a friends for a BBQ, could barely finish the hamburger, got sick - didn't help he was smoking pot and the strong smell got me loopy AF as well. Couldn't make it home that night, stayed the night, came back to my home the next day, had chills and sick as a dog. Felt a lot better yesterday, and today ~ woohoo ~ glad that was a quick illness, went and saw the movie again!
