When you do find a residential mortgage originator rep, the first thing you want to do is get pre-approved...which basically means you will find out how much house you can afford and be qualified for. This way when you go looking for a house, you will know if you can afford it or not (its a ballpark figure, and other expenses are usually added), but you will have it for real estate agents who want to see the pre-approval letter as well. There will be lots of other hurdles to clear as the process goes, but a good mortgage company should walk you through them as you move forward.

I would also say do not go anywhere close to the max limit they quote you for a loan. My mortgage for instance living in the northeast, our politicians all suck and love to take us and shake us up and down every year and raise property taxes. My mortgage has gone up a 150 a month since I bought 3 years ago now. Always leave yourself a cushion in your finances as this doesn't account for anything that will pop up during ownership either.

Also, there is nothing that cost under a grand with a home either, when something breaks you better have a few thousand available to fix things up and letting things go will lead to tens of thousands of dollars needed for repair.

Also, when you find that home and submit for the loan do not go out buying things, do not pull your credit for anything tread lightly during that time financial wise imo.

Good luck Mike, this will more than likely be the biggest purchase of your life and one of the smartest imo.

This is exactly why I went new construction, which came with all of the appliances added in. Now, I have peace of mind for roughly 10 years with the water heater, central air unit, fridge, plumbing, etc....not crapping out on me any time soon since it is all brand new.

Costco Groupon deal going right now. $50 shop card if you sign up for a membership. It’s tempting but I think I’m good with my Sam’s Club account for now. Costco is also far away.

i'm up watching porn trying to get my mind off my legs. They are killing me at the moment. I was listening to Bjork's Debut (one of my Grimey's purchases), but I don't want to listen to it again. UGH!!! I'm usually never up this late, but my legs screwed me up. Yesterday, they hurt so bad that I had to take a dose of my medicine. But since I'm not at work, that means I can succumb to the medicine. Which I did around 6:00 pm while watching a movie. I woke up at 11:00 and haven't been able to go back to sleep. I've taken half a pill just a few minutes ago to help ease my legs. This is no way to live, i tell ya.

This. I have always bought new as I don't want to inherit someone else's problems or something years later that was hidden and overlooked by an inspector. I took pictures all throughout our build and can refer to them if a problem ever arises.

We had some storms roll in yesterday. I was expecting a new vinyl from Amazon but because I’m rural, I have to rely on USPS. The carrier is lazy af and marked it as undeliverable lol. Didn’t want to get wet. So I’m wondering if I’ll get it today as they often deliver Amazon packages on Sundays.

Just got back from a good ride today after not expecting to go out today. I was chillin' at Costco when my buddy talked me into going after I had rain checked earlier in the morning. He had a buddy with him who is a more experienced rider than both of us. Both are new to the Bay Area so I got to take them to some places they haven't been to before. We ended up going all the way to Alice's in Woodside. I've posted a few pics before. I had never been there as a biker before. It gets packed on the weekends and it's been a biker NorCal mecca for several decades. Mostly guys but there were a few hot biker baddies out there as well
