From what I understand, the licensing contracts for the FF properties are the same as with the X-Men properties, which are restricted to movie rights only.

Fox are not even allowed to create related merchandise, such as toys, art books, etc., without permission from Marvel. Fox are also prohibited from creating direct-to-video releases, as well television and streaming series, whether animated or live-action, without Marvel signing off on it.

On the other hand, Marvel has no rights to the X-Men or FF characters outside of publishing. They obviously cannot make movies with those properties, while Fox holds the license. But just like Fox, Marvel cannot create merchandise, or direct-to-video releases, or television and streaming series, animated or live-action, without Fox agreeing to it.

So when it comes to certain things pertaining to those properties, there needs to be a shared mutual agreement deal between both studios.

Currently, Marvel and Fox have been playing nice with each other to some degree. Fox has allowed Marvel to use certain characters in the MCU that Fox holds the rights to in exchange for a few extra liberties. Both Marvel and Fox are co-producing together two X-Men-related television series: Legion and The Gifted. Something that could not have been done previously without mutual agreement. Not only did both studios agree to doing the two shows, but they are working together to produce them.

It may very well be possible for Fox to make that same kind of deal with Marvel on a Fantastic Four television series, but I suspect that Marvel may not go for that, because they would probably like to obtain the rights for the FF for themselves rather than sign off and give Fox their blessing to pursue another FF reboot in any medium under Fox.

Unless I'm reading this wrong, I don't think so. Marvel can create animated and merchandise out of the Fantastic Four and X-Men without Fox's permission, as long as it isn't anything live-action related. They just chose not to because it doesn't make sense business wise to help advertise films from another studio.

Hell, at this point they should just let Bryan Singer reboot the Fantastic Four.

Yeah, yeah, I know a lot of people would object to that, but after three successful X-Men films (plus one not so successful, but still not that bad), I would welcome him. Of course, he would need to do it on the level of commitment and quality he gave us with Days of Future Past.

I'm not saying Singer is my top choice to direct an FF reboot, but he should be an obvious possible consideration for Fox.

You may be right about this: "As long as it isn't anything live-action related."

Marvel won't allow action figures for the Fox movies to be made. They have in the past, and on special occasion (Hot Toys Wolverine), but for the most part, they won't agree to it, so that they don't have to deal with Fox -- or as speculated, just to spite Fox, even if it means cutting off one's own nose.

Movie art/making of hardcover books are another thing. Marvel publishes The Art of this and that for their own MCU movies, and they even published one for Sony's The Amazing Spider-Man (The Amazing Spider-Man: Behind the Scenes and Beyond the Web) before Homecoming was even a possibility -- so it possible for Marvel to collaborate on movie-related projects and merchandise with other studios who hold the movie rights to their characters, but they often choose not to.

As for non-movie-related projects and merchandise of those character properties, yes, it has been done. Wolverine and Deadpool have shown up in some of Marvel's animated projects, and I believe they've even had some toys resembling their comic book or animated likenesses, but I'm not sure if arrangements to so needed to be run by Fox for the okay. Of course, Fox shouldn't object, because that keeps exposure on the characters in which they would benefit, but they might have the ability to play hardball with Marvel over it all. Well another reason why Marvel doesn't do X-Men action figures, and other stuff, is probably because they can't take advantage of their versions of those characters. Like for example, maybe they want to make action figures out of classic 616 Wolverine. But how when Hugh Jackman's Wolverine is the most recognizable version of that character to the public? Sure maybe that can make action figures out of Hugh Jackman's Wolverine (unless they need Fox's permission to do that version of the character), but it might turn off a lot kids and parents since he never wears the iconic yellow suit. The same goes for the rest of the X-Men as well. This is probably why everything Marvel-related is MCU-based now. I personally think Fantastic Four becoming part of the future MCU would have been great after Avengers 4 to keep interesting stories coming but not having them already included from around Phase 1 was a huge shame because they're such a big name and introducing them into the MCU after Avengers 4 would have not as solid an impact but they're a major name in Marvel.

Fox however will likely keep them and I seriously wish they'd get their crap together because they could have had a great franchise if they properly did things and didn't release that mess that was F4. Kate Mara as Sue Storm wasn't a bad choice, but I'd have preferred they did the suit in a practical effect for Ben Grimm like the original. Michael B Jordan is a good actor, but he was terribly miscast. Chris Evans actually did pretty good as a cocky hotshot when he played Johnny Storm. Iloan Gruff also was great as Reed Richards. Had a great look whereas Miles Tellar was a little miscast but did the best he could under the circumstances.

Whilst all the rest of the F4 were not represented well, oh boy did "DR DOOM" get shafted in the movie. Not only did we have an actor terribly miscast but then they completely ruined the look of him.

Mads Mikkelsen is a very talented guy BUT I don't know if I personally see him being able to pull off Doom. I think you need a tall actor that can come across really strong without even having said anything and when he does, he steals the scene. Not sure of any actors off the top of my head but that's for another thread.

Exactly my point. Marvel wants to merchandise their versions of the Fantastic Four and X-Men. Not the movie versions, which is what the public are more focused on.

Yeah, Fantastic Four appearing so late in the game in the MCU just doesn't make sense. The only way to make it work would be to have The Avengers disappear for awhile. Because if they appear while The Avengers are still around, no one is going to care about them. Just like how New Yorkers don't make a big deal when they see Spider-Man around in the MCU. But Fantastic Four is suppose to be a big deal. They are Marvel's first family superheroes. There is a reason why Fox has a good portion of the cosmic film rights to the Marvel universe.
