Kellz, you probably already know the basics: keep your credit score in a good range with no major lines/auto loans opened near the mortgage application, pay attention to the points you're paying for the mortgage, pay attention to the rate.

By and large, the mortgage is just going to be sold within a month of you getting the mortgage, so it doesn't matter if your bank/your credit union is the originator or if its someone like Quicken Loans is the originator.

My advice would be: consider taking in a roommate if it will accelerate your savings and your ability to get a mortgage. And definitely consider getting a roommate or two after getting your mortgage, there's nothing wrong with collecting rent from someone - they need a place to live, you provide a room, you collect decent coin that you can apply towards your mortgage balance so you can get the mortgage debt off your back eventually for good.
