My physical copy only has the first four chapters on disc and a code for the fifth one, which might influence your decision, but hopefully they’ve changed that by now.

According to GameFly regarding used game copies:

NOTE: Episodes 1-4 are included on the disc. Episode 5 and Captain Spirit DLC are included with purchase, but not with rental of this title

Purchased the digital version.
Downloaded the 50GB game which took about 15 minutes. I will try to play it sometime this week.
