Oh no. My DVD of the Warriors broke and I decided to go out and buy a Blu-Ray copy but I am wondering if the Blu-Ray edition includes the theatrical cut as well as the ultimate directors cut. Does it include both editions or just the directors cut?

Just the director's cut unfortunately.

Oh man. Well thanks anyway. Isn't a 30th anniversary release schedule to coincide with a down loadable XBLA game when that comes out?
