The Smithsonian HD channel occasionally runs a documentary on the real Amityville house. You are correct, in the modern footage the house looks totally different. I assume the real estate value was being hurt because of its infamy so the owners renovated it.

Even when the book came out, it was revealed that it was a big fat hoax and the then-owners pretty much improvised the story with the author over a couple bottles of cheap wine.
That pretty much explains why there's no consistent logic to any of the hauntings, and the demonic forces seem to be making things up as they go along.
