But why sink so much time and effort into restoring a film if you aren't even going to deliver when it comes to encoding the final product to disc? There's some serious compression problems all over these shots -- it's disappointing, especially with the excellent feedback you received on the very first page of this thread.
Maybe they'll get the VHS right.

The blocks? Those aren't compression problems from encoding.
The encoding will only exacerbate what is already there. And it's not from the scans.

I've just finished watching the film. Was going to wait till tonight but didn't have the patience. It's true though, about the 2nd audio track. Glad I checked, as it is, to my ears, superior to the default option. Amazing film!

Craig, it's been too quiet in this thread of late. How is the BELLADONNA disc selling for you? When will a street date for PRIVATE PROPERTY be announced? What else is cooking?

All is well. We're just between projects so there's little "news" to share. has been a great success and the blu-ray has been selling very well.

No release date yet on but as soon as I have something I can share you'll be the first to hear.

I've been busy working away at our restoration of Death Valley Days (450+ episodes!) We're likely wrapping up this multi-year project by the end of this year. Not something that's being release through Cinelicious Pics (restoration being done through Cinelicious though), so I don't know what the plans are for it's release. I believe our restored episodes have been airing on Starz Western channel? Anyone seen any?

I'm very anxious to get started working on Funeral Parade of Roses though! That's our next feature restoration coming down the road!

Private Property begins as two homicidal Southern California drifters (played to creepy perfection by Warren Oates and Corey Allen) wander off the beach and into the seemingly-perfect Beverly Hills home of an unhappy housewife (played by Leslie Stevens' real-life spouse, Kate Manx). Shimmering with sexual tension and lensed in stunning B&W by master cameraman Ted McCord (The Treasure of the Sierra Madre, East of Eden), Private Property is both an eerie, neo-Hitchcockian thriller and a savage critique of the hollowness of the Playboy-era American Dream.

Warren Oates delivers his first great screen performance here as one of the murderous vagabonds, years before he emerged as one of the finest character actors of his generation; his bizarre, voyeuristic Lennie-and-George relationship with the underrated Corey Allen (James Dean's hot rod rival in Rebel Without a Cause) is fueled by a barely-suppressed homoeroticism. Shot almost entirely in the Beverly Hills home where director Stevens and lead actress Manx lived at the time, Private Property has a deeply unnerving autobiographical feel to it. (Manx tragically committed suicide several years after the film opened.)

I was old enough but unfortunately the theatres in my area ended its run before I was able to see it...I do remember the salacious newspaper adverts however.

My mother saw it as a co-feature with another film, and was scandalized by it. She made a fuss about it, so it became "forbidden fruit" to me.

just pre-ordered from Amazon. I love noir and I love black and white film, and I love tasty 4K restorations done by professionals. Also price will certainly drop between now and street date, so go ahead and pre-order folks! I set a reminder on my Google Calendar to remind me closer to street, in case the price hasn't budged (unlikely..i say this will end up at $27.99 or so) and I can get it elsewhere for less and not support Amazon, lol.

Looks like Diabolik have Private Property available for pre-order at a better price ($23.99). They're not Amazon and they're good people, so win-win. Maybe give them a whirl.

wow that is a good deal for a Cinelicious release, maybe i'll do that. While I completely understand why a smaller boutique label such as them doesn't allow refunds or cancellations on pre-orders, it does stop me from doing some of my business there. But again, that's a solid price for a lovingly curated release like this.
