The Logitech Harmony remotes should work for all of that. If you don't need RF I'd take a look at the Harmony One.

Yes, with the Harmony remotes you would just have to set up each piece of equipment, and then have different activities for each room. Would take a while to set up, but it is easily doable. I would recommend the One or 880. I have a 550 in addition to those and don't like it near as much. No color screen, more cluttered, just feels less clean.

The Harmony 880 would work well for what you're trying to do. I use it in my main home theater room, and I wouldn't trade it for anything.

With all respect to fatediesel, I had a 520 and now have a 550 - love them both. For the budget minded, it's amazing what it'll do. Granted, the One and other more expensive ones will feel much nicer and do more. But it's freakin impressive what you can do for $80CAN with the 550.

To answer your original question, one way or another - one of the Harmony remotes will likely suit your needs.

How is the life on these do they hold up? best place to buy one? and what is the cost? Should I get 1 for each theater in my home? or just one and use it in both spots? I probably will be the only one useing it.

I had my 520 for ~3 yrs before some of the buttons started crapping out. I'm not sure if the more expensive ones last longer - though in 3yrs, one's probably looking at new tech anyway (if you're anything like me)...
And you can use one remote for both places (if you don't mind carrying it with you).

Best Buy has the Harmony 510 for USD$85... Shop around for deals. At that price you could buy 2 for less than the Harmony ONE or 880.
