Director Stevens, who died in 1998, was a protégé of Orson Welles, and went on to create the classic sci-fi series "The Outer Limits" (1963 - 65), and direct the wonderfully-weird supernatural feature Incubus (1966) starring William Shatner. Private Property was Stevens' first feature as director.

Private Property begins as two homicidal Southern California drifters (played to creepy perfection by Warren Oates and Corey Allen) wander off the beach and into the seemingly-perfect Beverly Hills home of an unhappy housewife (played by Leslie Stevens' real-life spouse, Kate Manx). Shimmering with sexual tension and lensed in stunning B&W by master cameraman Ted McCord (The Treasure of the Sierra Madre, East of Eden), Private Property is both an eerie, neo-Hitchcockian thriller and a savage critique of the hollowness of the Playboy-era American Dream.

Warren Oates delivers his first great screen performance here as one of the murderous vagabonds, years before he emerged as one of the finest character actors of his generation; his bizarre, voyeuristic Lennie-and-George relationship with the underrated Corey Allen (James Dean's hot rod rival in Rebel Without a Cause) is fueled by a barely-suppressed homoeroticism. Shot almost entirely in the Beverly Hills home where director Stevens and lead actress Manx lived at the time, Private Property has a deeply unnerving autobiographical feel to it. (Manx tragically committed suicide several years after the film opened.)

Too bad the negative for Incubus (1966) is missing and presumably destroyed. Incubus is a silly 60s Horror movie starring a pre Star Trek William Shatner spoken entirely in Esperanto!

Fantastic news about a preorder date being established! I'm also glad that there will be a DVD copy as well, for those who don't have BD.

I've "only" wanted to see this film since 1960, so this has been a long time coming.

When it arrives, I might do a Leslie Stevens night with the DVD of INCUBUS as a co-feature.

"Incubus" is an odd one, definitely, but I wouldn't call it silly. I think it's quite atmospheric, actually.

Look forward to seeing "Private Property" for the first time as well!

I just pre-ordered Private Property, because I've wanted to see this for a while.

just for fun, I looked up PRIVATE PROPERTY to see when it opened in Seattle, WA. It opened in late July of 1960 and played for three weeks at a downtown movie palace. The co-feature was Brigitte Bardot's SCHOOL FOR LOVE, a 1955 French film that was probably playing due to Bardot's popularity from AND GOD CREATED WOMAN.

The theater ad specified "No One Under 21," which was somewhat unusual for an urban downtown hardtop movie palace in 1960.

I see that Classic Flix doesn't list PRIVATE PROPERTY on their site of upcoming vintage releases.

However, they do list that benchmark of American cinema, THE MONSTER OF PIEDRAS BLANCAS (1957).

Amazon now specifies a street date of October 25th for PRIVATE PROPERTY. That is two weeks later than the "current" street date. Is Amazon's information accurate? I hope not.

UPDATE: Although I've heard nothing official, sources around the internet seem to be leaning toward the later street date. Bummer, man.

Wow - Private Property sounds like a great film. Never even heard of it prior to this thread, and I'm a fairly big Warren Oates fan. The PQ in that trailer is stunning.

Oates is one of my favorite actors, though he's obviously very underrated & not that well-known these days. He's one of those guys that you always picture having a drink in one hand & a cigarette in the other.

His movies are definitely under-represented on home video, though if you search hard enough you will be able to find at least some of them.

I'm hoping for the best, but nobody appears to have received it, including Diabolik. Also, no advance reviews have been posted anywhere. I have no previous experience with Cinelicious Pics, so I can't guess as to their m.o. Perhaps they send out their product ON the street date, rather than shortly before it? Has anybody here previously purchased product from them?

To add to my last post, PP is a film that is so lost & obscure these days, that I don't ever remember seeing this on home video - i.e. AFAIK it's never been on VHS or DVD.

PRIVATE PROPERTY went unshown from January, 1961 until the UCLA restoration in 2015, other than a very brief revival in one of the Scandinavian countries in 1965.
