Our router is on the main floor and one of the PS3's is in the basement .. we get about 40% signal strength. Warhawk and RFOM are lag free...it behaves the same as the PS3 on the main floor which has a 85-90% signal strength. Looks to me like you have configuration issues but I'm not enough of an expert to help you out.
